- Landlord title and encumbrance, or operator lease term and financial standing
Week 3–5
04 — Negotiation
Term sheet to executed agreement, clause by clause.
- Lock-in — what it actually locks you into, and whether it moves with you
- Escalation cap, exit notice, deposit refund timeline and wear-and-tear cap
- Scale-up and scale-down rights written in, not assumed
Week 5–8
05 — Handover
The part most people skip, and the part that costs them later.
- Stamping and registration completed, not deferred
- Registered office filings with the ROC on move-in day
- A signed, photographed joint inspection on record — the cheapest protection for your deposit
